My Friend Was Confused Between Two 2BHK Flats in Different Locations… So I Helped Him Choose (Civil Engineer + Tech Method)

one of my close friends recently called me and said:
“bro i’m stuck… i shortlisted two 2bhk flats, but both are in different locations. i don’t know which one to buy.”

and honestly, this is the most common problem new buyers face.
because when flats are in different locations, the confusion becomes double:

step 1: i told him the truth (location + layout both matter)
most people fight like this:

“location is everything!”

“no bro, flat layout is everything!”

but the correct answer is:

location decides your lifestyle outside the home

layout decides your comfort inside the home

so we must score both.

step 2: i made a simple comparison framework (like a real project)
i asked him to send me:
1.flat a floor plan + basic details
2.flat b floor plan + basic details

location info (area name, nearby road, facing, floor, etc.)
then i created a 2 part comparison:
part a: location score (external factors)
part b: layout score (internal factors)
this is where most buyers don’t do proper analysis.
part a: how i compared two different locations (like an engineer)
i told him:
“forget the broker words. we’ll check real daily life issues.”
so i compared these points:

travel + time cost

not just distance…but daily time waste.because if you save ₹2–3 lakh on flat price but waste 2 hours daily in travel…you will pay for it with your life.

water supply & pressure reality

as a civil engineer, i know:

higher floors + weak pump + old pipelines

= low pressure complaints later.

so i asked him to check:
1.overhead tank position
2.pump capacity
3.building height
4.any past water complaints
5.noise & vibration risk
6.near highway? main road? market?

new buyers think:
“we will close the windows.”
but long term noise becomes mental stress.
so i asked him to visit both locations:
1.morning
2.evening peak
3.night

because location truth is not visible at 2pm.
future construction risk
many locations look peaceful today…
but if there is open land nearby, tomorrow it can become:

  1. construction noise
  2. dust
  3. blocked view
  4. traffic

so i told him to check:
1.nearby empty plots
2.upcoming projects
3.road widening plans

part b: then i compared layout (because this is where regret happens)

step 3: the “decision moment” (how i made it easy for him)
after scoring location + layout, i told him:
“now you don’t need to ask which flat is better.
you only need to decide your priority.”

so i gave him 2 clear options:
if you want “daily life comfort + long term peace”
pick the flat with:
1.better privacy
2.better ventilation
3.better zoning
4.better family friendly layout
even if it’s slightly costly.
because comfort is a daily benefit.

if you want “budget + maximum usable space”
pick the flat with:
1.higher usable area %
2.efficient circulation
3.less wasted space
4.better cost per sq.ft.
even if the location is slightly away.
because value matters too.

what my friend learned (and what new buyers should learn too)
at the end, he said something very real:
“bro, i was comparing flats like a normal buyer…
**but you compared flats like a system.”**then he laughed and said, “but don’t expect any money from me for this consultation!” 😄
and that’s the key lesson.
new buyers should learn this:
1.don’t compare flats only by price
2.don’t compare flats only by location
compare both using a simple scoring method
use expert thinking + tech reports to avoid regret

if you’re buying a 2bhk and confused between two options in different locations…
don’t ask “which one is best?”
ask:
“which one gives me the best life for the next 10–20 years?”
